Home Staging

The ONLY time we use "Before and After photos" is when we have done staging projects, in order to market a property for sale.  If you're interested in using our home staging services, please read below and scroll down to the bottom for B&A photos ...  We offer three types of home staging services:

Service A - A Home Staging Consultation


We will visit your home, discuss your budget and timeframe and conduct a complete tour of your home, taking measurements, making notes and taking photographs.   We will look over your property focusing on such things as the condition of the property, clutter, cleanliness, traffic flow, furniture placement, light and use of colour and space. At the end of the visit, we will provide you with a checklist of detailed recommendations and a prioritised action plan that will make your home Open House ready.  We can give you advice on what to remove, where to shop, and suggest colour choices so that you can begin to make changes immediately.  At this point you may request a cost estimate for us to do the actual staging process.  If you prefer to do all the work by yourself and don't know where to start, this is your best option.

Service B - Home Staging with existing furniture/accessories


If you would like us to do the actual staging work, we can give your home all the attention and expertise that it deserves to get it ready to show in the best light.  This usually can be accomplished within a matter of days.

We will visit your home and conduct a complete walk-through of your home, taking notes, measurements, and "before" photos.  We will concentrate on such issues as condition, presence of clutter (decluttering), cleanliness, traffic flow, furniture placement, light and use of colour and space.  Next, we will prepare a cost estimate for your approval, describing the scope of work, a project plan and all the associated costs, including furniture and accessories rental, if needed.

Service C - Full Home staging 

This level of service is for staging a vacant or show home.  Furniture from a rental company or from our own inventory is specified and decorative accessories are either purchased or provided on a rental basis.

The initial step is to discuss your budget, timeframe and identify your target buyer with the goal of creating a staged home that will appeal to the largest possible audience.  After visiting the space and meeting with you, we will prepare a cost proposal describing the scope of work, a project plan and all the associated costs, including furniture and accessories rental.

We will do the actual work of staging, hanging artwork and placing of decorative accessories.  When we leave, your property will be beautifully styled, de-personalised and Open House ready!

​Creating a good first impression is absolutely key to selling a property.  I believe that people shop with logic but buy a home with emotion.  We removed the bikes, introduced a charming antique bureau from another part of the house, and styled it beautifully and simply, creating a calm and serene hallway.

​Here, we recommended to install folding and stacking aluminium doors, which enclosed the veranda area, making it another enclosed entertaining space and also enhanced the security of the property.  We specified three candle pendants to mimic a light fixture above the dining table, since there was no light above the table.  We decluttered and styled the space.  The client preferred to retain their existing furniture, but multiple seemingly small changes made a huge transformation to the space.

In the TV/Bar room we specified a new more neutral paint colour, reconfigured the sofa, removed the bookcases, repurposed the malawi chairs, and decluttered and styled the bar area. For the atrium, in order to brighten it we introduced white stone chippings, repurposed a side table, introduced a screen, more plants and a buddha to lighten up the dark area.

In the Living Room/Dining Room, we removed the TV and created a reading nook, we repurposed one of the bookshelves from the TV room and created another zone within the space.  We styled the living room area, decluttered and styled the dining table for a simple breakfast setting.

In the boys' room, we recommended that a queen size bed would maximise the space.  We decluttered the toys and organized the shelves for a more minimalist look.  ​

In the second boy's room, we recommended that it be repurposed as a more mature spare room.  We removed the toys and children's carpet, changed the bedside tables and introduced lamps and recommended a more neutral bedding scheme.

Decluttering throughout a space, clearing surfaces and allowing a prospective purchaser to really appreciate the space is so important in maximising the property to it's full potential.

Decluttering the garden of all the toys made the garden look much bigger.  Repairs to damaged rendering were made and additional plants were introduced where others had died.
